Asia Pacific Listed Property Sector Surges 22.8% In 2019, Despite Marginal Loss In December 2019

The Asia Pacific listed property sector ended 2019 with a total return performance growth of 22.8%, despite losing 0.5% in USD terms in the last month of the year, a comparative analysis for the GPR/APREA Composite REIT Index showed. 

The comprehensive GPR/APREA Composite REIT Index covered 171 Asia Pacific REITs with a combined free-float market capitalization of USD 321.1 billion as at 31 December 2019. Following the latest quarterly rebalancing of the GPR/APREA index series, three additional REITs (Prime US REIT (SGP), Amata Summit Growth Freehold and Leasehold REIT (THA) and Dusit Thani Freehold and Leasehold Property Fund (THA) were included in the index. Meanwhile Thailand-based Crystal Retail Growth Leasehold Property Fund converted to Bualuang K.E. Retail Leasehold REIT. As a result, the GPR/APREA Composite REIT Index covered 171 Asia Pacific REITs as at 31 December 2019.

The table below shows the total return performances realised in the previous month for the various currencies available for the GPR/APREA Composite REIT Index.

Looking at the sector performances, Industrial (-1.5%) recorded the biggest loss with HealthCare (2.3%) gaining most in December 2019:

The December 2019 returns showed losses for Japan (-2.2%), Australia (-0.8%) and Thailand (-0.8%). The gains ranged from 0.1% for Malaysia to 2.6% for Hong Kong. Please find below the performances in USD terms  of the GPR/APREA Composite REIT Index and country sub-set indices:
